Terms & Conditions
Last updated: June 2026
By making a reservation, you confirm that you have read and understood these terms, and that you arrive in full acknowledgement of what Casa Etérea is: an off-grid architectural experience set within a living natural landscape, where the environment is not a backdrop but the substance of the stay.
Reservations
A booking is confirmed once payment has been successfully processed and a written confirmation issued. Casa Etérea reserves the right to refuse or cancel reservations at its discretion.
All bookings are non-transferable and may not be on-sold. Reservations must be made in the name of a person who will be occupying the property. A valid credit card is required at the time of booking to cover the reservation and any incidental charges that may arise during the stay.
Arrival & departure
Check-in is between 3:00 and 7:00 PM. Check-out is at 10:00 AM. Late arrivals require advance arrangement and cannot always be accommodated. Please notify us if your arrival will fall outside the check-in window.
Occupancy
Access to the property is limited to the registered guests named in the reservation. The number of occupants must not exceed the figure stated on the booking confirmation. Unauthorised visitors may result in immediate termination of the stay without refund.
Suitability
Casa Etérea is an adults-only property. It is not suitable for children or infants. Pets are not permitted on the property.
Use of the property
The houses are offered for quiet occupation and private enjoyment. Parties, events, amplified sound, or any activity likely to disturb the surrounding landscape require prior written approval. Unlawful conduct is grounds for immediate termination of the stay without refund.
Smoking is not permitted anywhere on the property. A cleaning fee of USD $200 (MXN $4,000) will be charged where this condition has been violated.
The consumption of controlled substances is strictly prohibited and may result in immediate termination of the reservation, removal from the property without refund, and referral to the relevant authorities.
The landscape
Casa Etérea sits above a dormant volcano in a remote high-desert environment. Guests arrive in full understanding that insects, birds, reptiles, and wildlife are present; that wind, dust, and variable weather are conditions of this altitude; that agricultural activity surrounds the land; that cellular service is intermittent; and that terrain is uneven.
Windblown dust will accumulate on glazing, outdoor surfaces, and furniture between scheduled cleanings. This is the nature of the place. None of these characteristics constitute a defect, cleanliness issue, or basis for refund or compensation.
Pool
The pool and its surrounds are used entirely at guests' own risk. Casa Etérea accepts no liability for injury, accident, or loss arising from pool use.
Security
Motion-activated, night-vision security cameras are installed on all exterior areas of the property. Footage is accessible to the house manager at all times. By accepting these terms, guests acknowledge and consent to the presence of these cameras in all exterior and shared outdoor spaces.
Care of the property
Guests are expected to leave the property in reasonable condition. Damage, breakages, or losses arising from negligence, misuse, or violation of these terms will be charged to the credit card on file.
A cleaning fee of USD $500 (MXN $10,000), plus any professional remediation costs and a daily rate for rooms rendered temporarily unlettable, will apply in cases of severe soiling or degradation. Lost or unreturned keys will incur a fee of USD $200 (MXN $4,000). Additional cleaning fees may apply where the property has been left in a condition requiring work beyond standard preparation.
Commercial photography & filming
Any use of the property for brand photography, advertising, editorial production, content creation, workshops, or other commercial purposes requires prior written agreement. Additional fees, contractual terms, and insurance requirements will apply.
Liability
To the fullest extent permitted by law, Casa Etérea accepts no liability for personal injury, illness, theft, loss of belongings, travel disruptions, utility interruptions, weather events, or circumstances beyond reasonable control. Guests are responsible for their own safety and possessions throughout their stay.
Casa Etérea is not liable for injury, loss, or damage in relation to activities, tours, or services arranged through third-party providers. Guests engage such providers entirely at their own discretion.
Cancellations
Reservations are subject to the Cancellation & Refund Policy in effect at the time of booking.
Force majeure
Casa Etérea is not liable for delays, interruptions, or inability to perform obligations caused by events beyond reasonable control — among them natural disaster, wildfire, severe weather, government restriction, public health emergency, utility failure, or civil disturbance. In such circumstances, any refund, credit, or rebooking option will be offered solely at our discretion.
Disputes & chargebacks
Guests agree to contact Casa Etérea directly to resolve any booking dispute before initiating a chargeback or payment claim with their provider, wherever it is reasonably possible to do so.
Right of refusal
We reserve the right to refuse service, end an occupancy, or cancel a reservation where guest conduct places the safety, wellbeing, or experience of others at risk, or where the reputation or integrity of the property is threatened.
Governing law
These terms are governed by and interpreted in accordance with the laws applicable in Mexico.
